August 2024: An update on Treveth’s current and upcoming residential developments
It’s been a busy start to the year for Treveth with several new sites starting to take shape, bringing further high-quality and sustainable new homes and commercial space to those who live and work in Cornwall.

Gwel an Pras, Newquay
We’re pleased to announce we have recently completed the purchase of land at Bedowan Meadows for a 1.98 hectare scheme. Treveth has planning permission to bring 50 much needed new homes to local people in Newquay which will comprise of 17 homes for affordable rent and shared ownership, 21 homes for open market rent and 12 homes for open market sale. Enabling works are ongoing and our current aim is to start on site in August 2024.

Penwinnick Road, St Austell
Treveth has acquired land at Penwinnick Road, St Austell, which consists of two empty council offices and the grade II listed Pondhu House and Stables. After acquiring Homes England brownfield grant funding, we have safely demolished the site to bring forward an important and innovation regeneration scheme.
Plans are evolving but will include a mix of one, two, three and four bedroom much-needed new homes and apartments, designed for community living, with people friendly streets in a shared communal space.
Supported by the provision of a small local commercial centre on site, helping to create job opportunities and amenities for the residents, the community living scheme will also feature enhanced green spaces including retaining many of the established trees that are located on this significant town-centre site in St Austell.
The first public consultation will be taking place on Tuesday 10th September, at the Pondhu Children’s Centre in St Austell. Please keep an eye on our website and social media channels for updates.

Hedhas Dowr, Newquay
We are pleased to announce that construction has started on the new homes at the Trevithick Farm site in Newquay. Local construction company Poltair has been appointed to bring forward the site which will deliver 96 new homes for local people.
Our current programme suggests the first 18 homes will be complete in February 2025. The first phases will offer beautiful one and two bedroom flats and bungalows in addition to two, three and four bedroom houses.

North Hill, Blackwater
Works are now progressing on this affordable-led housing scheme with local contractor Melvin Construction having been appointed for a Pre Construction Service Agreement (PCSA). Supporting local economic growth, our procurement strategy encourages smaller, local contractors to enter the tendering process. The PCSA period runs for 15 weeks and includes design development, utility diversions and statutory approvals.
We are aiming for a physical start on site in September 2024, bringing forward 32 high-quality, sustainable bungalows for local people with a mix of tenures.

Regeneration of Coinagehall St & St Anthony Gdns, Penzance
After a series of public consultation events, Treveth’s planning application for the regeneration of Coinagehall Street and St Anthonys Gardens in Penzance was approved on 28 May 2024.
Treveth’s new mixed use scheme for the site will create a development of 36 homes and seven businesses alongside the revitalisation of St Anthonys Gardens to create much needed homes for local people, as well as space for vibrant local businesses and bring life back into this important destination location in Penzance. Of the 36 homes, 11 will be affordable homes, including 3 shared ownership homes, 16 open market rental homes restricted to locals and 9 homes for open market sale with restrictions that prevent them from being rented as holiday lets.
Demolition of the buildings will commence in the Autumn, with construction on site anticipated to start in the new year.

Angarrack Lane, Connor Downs
We have recently completed all of the public consultation events for Treveth owned land at Angarrack Lane, Connor Downs. Our reserved matters application is due to be submitted in summer 2024.
This is an affordable led scheme of up to 40 high-quality, sustainable new homes. Offered to people with a local Cornish connection through residence, employment, or close family, the scheme will help address the housing need within the local area by delivering homes for local people.

Railway Tavern, Truro
Treveth has acquired the site of the Railway Tavern which, as per the agreed terms of its lease, is due to close in September 2024. Responding to the high demand for student accommodation confirmed by the universities in Cornwall, the medical school, and the NHS/Royal Cornwall Hospital Trust, Treveth has proposed a mixed-use scheme for the site.
Design plans have been presented to the public through a series of public consultation events which include commercial space on the ground floor with student accommodation above. The planning application is anticipated to be submitted at the end of July 2024.
Treveth is also preparing a masterplan for over 130 dwellings on the former council land around Truro fire station, and very close to this proposed mixed-use scheme. 100% of this development will be homes for local people, including 35% affordable housing.
Treyew Rd, Truro
Treveth has exchanged contracts on the site at the former Cornwall Council Office Campus on Treyew Road, Truro and an outline planning application for 130 units across the wider site is underway. We have exchanged subject to planning on Phase 1 and acquire options on Phases 2 – 4.
We will be submitting this application soon with a detailed application for Phase 1 which will include the first 50 units. Treveth is proposing a mix of one, two, three and four bedroom homes for the site which will include open market homes for sale and rent plus affordable tenures.

Gwel Basset, Redruth
This award winning development of 185 homes comprising a mix of one, two, three and four bedroom houses is located on land opposite Redruth School.
Gwel Basset is an evolving community, already home to a number of residents, construction is well underway and a selection of homes of different tenures are being released over a number of phases.
In total Gwel Basset will deliver 90 homes for private rent, 22 for open market sale, 26 affordable rented, 12 shared ownership properties and 35 homes that will be provided by Cornwall Council.

Please note that 35 of the homes on the scheme will be offered by Cornwall Council. These homes will be a mixture of tenures. We are not able to confirm release dates for these as these will be managed by Cornwall Council.

Park Lanneves, Bodmin
The next phase of construction at this development of 100 new homes comprising two, three and four bedroom houses and one bedroom apartments is now underway.
The former St Lawrence’s Hospital site on the western side of Bodmin became home to our first residents in Spring 2024.

Bann an Hyns, Liskeard
Spring’24 saw the first occupants move into this development of 46 homes on land south of Lake Lane on the eastern side of Liskeard.
Construction continues at pace and there will be 35 homes for private rent, seven affordable rent and four shared ownership homes. There are no open market sales homes at the Bann an Hyns development. In keeping with Treveth’s ethos these high-quality new homes will provide housing exclusively for local, Cornish people.
