About Perran Housing.

Perran Housing LLP is a Registered Provider of social housing which manages Treveth’s affordable rent and low-cost home ownership housing across its sites in Cornwall.

Why was Perran Housing set up?

Affordable housing on most developments is sold to an independent Registered Provider who then manages the affordable properties separately to the remaining open market homes. We want to create balanced communities and by creating a single management and maintenance process on each of our developments, we can ensure our schemes are maintained to our high standard and that every resident is valued.

What makes Perran Housing’s homes different?

Our objective is to improve the quality of new homes in Cornwall, especially in the rented sector. Our homes exceed current minimum space standards, across all tenures, and are designed to help reduce the running costs for occupants through the use of low carbon technologies including solar panels and sustainable energy solutions.

What is Shared Ownership?

Shared Ownership is a government backed part rent, part buy scheme which falls under the definition of “Low Cost Home Ownership” housing. Shared Ownership homes give eligible persons the opportunity to purchase a share of a new build or resale property.

Am I eligible for shared ownership?

You can buy a home through shared ownership if both of the following are true:

  • your household income is £80,000 a year or less (£90,000 a year or less in London)
  • you cannot afford all of the deposit and mortgage payments for a home that meets your needs

One of the following must also be true:

  • you’re a first-time buyer
  • you used to own a home but cannot afford to buy one now
  • you’re forming a new household – for example, after a relationship breakdown
  • you’re an existing shared owner, and you want to move
  • you own a home and want to move but cannot afford a new home that meets your needs

How can I buy a shared ownership home?

We expect our properties to be popular and at times, we will receive more applications than we have homes available, therefore we will prioritise applicants to make sure the properties go to those most in need of a Shared Ownership home. We will be using a selling agent to allocate the shared ownership homes and details of the agent for any particular site will be published on our website and individuals who have subscribed to our mailing list.

Am I eligible for affordable rent?

We let our homes by, working with our Local Authority partners who nominate residents for our affordable rent homes (Cornwall HomeChoice).

Perran Housing maintains a number of restrictions on who can access its homes in line with our aims and purpose. Local lettings policies may also introduce additional criteria. We will follow the guidance set out by Cornwall HomeChoice, which includes the following:

  • Requirement for a 3-year connection to Cornwall
  • Applicants with a household income less than £30,000 will be given priority for Cornwall Council owned homes.
  • People with a household income (after tax) of £60,000 or more will not be able to apply to Homechoice.
  • People with assets worth more than £50,000 will be excluded from Homechoice.

How can I rent an affordable rented housing?

You will need to have an account with Cornwall Homechoice and bid on properties when they are advertised on the Homechoice website. We will notify prospective tenants when these homes are due to be advertised on our website and to individuals who have subscribed to out mailing list.
