Normandy Way Business Hub

Treveth Commercial is delivering the Normandy Way Business Hub in Bodmin: a new terrace of seven high-quality, sustainable workspace units designed to support Cornwall’s growing business community. Located on the established Walker Lines Industrial Estate, the development provides much-needed light industrial, distribution, and manufacturing space in the county at a time when demand for modern commercial property is at an all-time high.

This project is part-funded by the UK Government through the UK Shared Prosperity Fund. Cornwall Council is responsible for managing projects funded by the UK Shared Prosperity Fund through the Cornwall and the Isles of Scilly Good Growth Programme.

The project reflects Treveth’s mission to deliver flexible, tenant-focused commercial space that helps local businesses thrive. Construction, led by Poltair Construction Ltd, began in August 2025 with completion anticipated March 2026.

Each unit (130 sqm / 1,399 sq ft) is open plan with 6m eaves height, designed for flexibility, and can be combined to create larger floorplates as needed. The specification includes:

  • Multifunctional space suitable for use class B2 and B8 (manufacturing, distribution, and storage)
  • Solar PV panels and EV charging to each unit
  • Sustainable construction with energy efficiency targets and enhanced insulation
  • Electric roller shutter doors (4m head height) with separate pedestrian access
  • Allocated car parking (2 spaces per unit) and secure cycle storage
  • 25kN/m² floor loading, 3-phase electrics, ambient disabled WC, and tea point
  • Designed for installation of mezzanine floors if required
  • Biodiversity net gain achieved through landscaping and site improvements

With a total development size of 910 sqm (9,795 sq ft) and capacity to support up to 25 employees, the Normandy Way Business Hub will provide modern, affordable units for rent or purchase on flexible terms.

Dudnance Lane

Treveth has received detailed planning permission for the refurbishment of a 7,319 sq ft commercial unit in Pool, West Cornwall.

The property is located in a prominent, convenient warehouse location and will initially be kept as one single unit with the potential to be split into two smaller units if required. This commercial space will be upgraded to modern standards and refurbishment works are due to start in January 2023 with completion of works anticipated by May 2023.

Offering convenient access to the A30 and a range of local amenities, the unit will offer flexibility to new tenants and can be fitted out to meet their specific needs. It will be available to lease on flexible terms.
